WANT TO BUY RURAL PROPERTY? 6 THINGS TO KNOW BEFORE YOU BUY!

Thinking about moving to the country? šŸŒ¾šŸ”

Space, quiet, fresh air — it’s appealing for many families.

ā€Ž

But financing rural property is VERY different than buying in town, and if you don’t know the rules, you can run into major problems.

ā€Ž

Here’s what you need to know šŸ‘‡

ā€Ž

ā€Ž

1ļøāƒ£ Lenders treat rural properties as higher risk

ā€Ž

Lenders don’t want to end up owning rural land.

If they ever had to foreclose, rural homes take longer to sell, and the market is smaller.

ā€Ž

Higher risk = stricter rules, more conditions, and sometimes higher rates.

ā€Ž

ā€Ž

2ļøāƒ£ Zoning matters — a LOT

ā€Ž

Not all rural zoning qualifies for mortgage financing.

ā€Ž

Many lenders will NOT mortgage:

āœ”ļø agricultural zoning

āœ”ļø commercial farm operations

āœ”ļø hobby farms with income

ā€Ž

Residential-only zoning is the easiest for financing.

ā€Ž

ā€Ž

3ļøāƒ£ Wells and septic systems must be tested

ā€Ž

Most rural homes rely on a private well and septic system.

Lenders will often require:

āœ”ļø potability test (water quality)

āœ”ļø flow test (water output)

āœ”ļø septic inspection or written warranty from seller

ā€Ž

These systems are expensive to repair or replace, so never skip these conditions.

ā€Ž

ā€Ž

4ļøāƒ£ Only the home + 10 acres typically count

ā€Ž

When a lender orders an appraisal, they usually include:

āœ”ļø the house

āœ”ļø garage

āœ”ļø up to 10 acres

ā€Ž

Extra land, barns, workshops, livestock buildings, etc., often do NOT increase the mortgageable value.

ā€Ž

ā€Ž

5ļøāƒ£ Appraisals can come in lower than expected

ā€Ž

Rural properties don’t sell as often, so comparable sales can be limited.

That means:

āœ”ļø lower appraised value

āœ”ļø higher appraisal cost

āœ”ļø longer wait times

ā€Ž

If the appraisal comes in low, you may need to pay the difference in cash.

ā€Ž

ā€Ž

6ļøāƒ£ Insurance can be harder (and more expensive)

ā€Ž

Living far from fire hydrants or fire stations increases insurance risk.

This means:

āœ”ļø higher premiums

āœ”ļø limited insurer options

āœ”ļø potential insurance refusals

ā€Ž

If you can’t secure insurance, the lender will not release mortgage funds.

ā€Ž

ā€Ž

šŸ’¬ Final Thought

ā€Ž

Buying rural can be amazing — but only if you’re prepared.

Make sure you talk to your:

āœ”ļø mortgage broker

āœ”ļø realtor

āœ”ļø lawyer

ā€Ž

Before writing an offer, not after.
